Guaranteed rent vs a letting agent: which is right for you?

How a guaranteed rent agreement compares to a traditional managed service, so you can choose what suits your goals.

A traditional letting agent markets your property, finds a tenant and — on a managed service — handles day-to-day issues for a monthly fee, usually a percentage of the rent. Crucially, you still carry the risk: if the tenant falls behind or the property sits empty between lets, your income stops.

A guaranteed rent agreement removes that risk. You receive a fixed rent every month for the length of the lease, with no management or letting fees deducted, and void periods are absorbed by the company rather than by you.

The trade-off is straightforward. An agent may achieve a higher headline rent in a strong month, but it is variable and comes with fees and voids. Guaranteed rent is typically a slightly lower but fixed figure with none of the deductions or gaps — income you can plan around.

The right choice depends on whether you value maximum possible return or dependable, hands-off income.
